AUTUMN IS A GOOD SEASON FOR SELLING

CLOSE to 2000 properties across the region have been sold through the Tayside Solicitors Property Centre over the first nine months of the year.
Lynne Hill, manager at the Whitehall Crescent base in the heart of Dundee, noted that while sales mirrored 2016 in terms of volume the average price being paid by buyers had edged ahead again.
Given last year’s pattern, she is anticipating another strong autumnal performance.
Busy TSPC member legal firms have already confirmed the sale of 1962 properties – generating more than £300 million – with three months to go before the curtain comes down on 2017.
The average price of a home in the region now comes in at £153,751, a rise of 6.1%.
The TSPC is trusted to handle four in every five sales in the area so the statistics are keenly sought by local media outlets eager to spot trends in the market.
Lynne noted: “Sales are still strong and there are plenty of buyers out there.
“Stocks have eased in recent weeks but would-be sellers should not be put off by the fact that we are now easing into autumn.
“Certainly, we have found for a few years now that November is one of our strongest months of the year for sales, with December one of our busiest in terms of completions.
“So this is definitely a good time of year to introduce a property to the market.”
Nearly 1000 villas changed hands over the first nine months of the year, generating sales with a value in excess of £172million.
The average detached villa now comes in shy of £250,000 – similar to last year - while the price of the average semi-detached villa has nudged ahead by 2.8% towards the £147,000 mark.
Lynne said: “As ever, detached bungalows are keenly sought after across Tayside and at around £209,299 the average price tag has pushed on by nearly 10%.”
With stock in the semi-detached bungalow bracket slipping a little, the average price jumped 6.7% to £147,244.
The number of flats being brought to the market slipped slightly compared with the third quarter last year, with the average price of £102,839 boosted by 10.8% by the end of September.
