The Do's and Don'ts When Viewing a Property

David Marshall, operations director at Warners Solicitors & Estate Agents, has given us his top tips on property viewing etiquette.
There is so much competition within the housing market right now that, if you’re trying to buy, chances are that you will have to view several properties before you are able to secure your new house. Here are some great tips for buyers to help make sure you get the most out of viewings.
List what matters to you
Before viewing any properties, make a list of the things that you want it to have. Be strict about splitting the list into essentials and desirables, then take the list along with you to viewings and use it as a checklist as you wander the property.
Always read the Home Report before viewing
All properties in Scotland will be marketed with a Home Report. The report should include information on the condition, value, energy efficiency and charges associated with the property. You can request a copy of the home report from the selling agent, they will then email it to you for you to save and read. The Home Report will help you to be as informed as possible ahead of viewings, and to avoid wasting time on viewing properties that have issues you may not be willing to take on.
Neighbourhood check
The area you are moving to is almost as important as the house itself. Take a walk around to get a feel for what the area is like and make sure that it has the amenities you require.
Visit the property more than once
If you like a property, don’t be afraid to view it more than once. Ideally, return at a different time so you know what the area is like at night and during the day.
Be nice!
It’s human nature that we become attached to the property we live in. Therefore, most of us would probably like to sell it to someone friendly who we think will look after the home we have lived in for years. It never hurts to make a good first impression on the homeowner when they’re showing you around their home. If they are faced with two similar offers, it could just sway things in your favour!
