‘Home staging’ is a big trend right now, especially within the current competitive market. ‘Home staging’ is the preparation of a private residence for sale. Partner at McDougall McQueen, Mary McQueen, has shared her top tips on staging your home to make sure it stands out from the rest!
 

The goal when staging your home is to make it appealing to the highest number of potential buyers, resulting in a quick sale, hopefully, at a higher price.

It can involve redecorating, rearranging furniture, cleaning and other aesthetic strategies to present your home in the best possible light.

Top tips

• Repaint the walls a pale, neutral tone.
• Rearrange your furniture, adding new cushions and soft furnishings can make your room appear warmer and more welcoming.
• Declutter as best as you can. Get rid of items you no longer use or love. If you have a lot lying around, put items in the garage or anywhere they can temporarily be hidden. Keep the kitchen surfaces clear and remove the likes of fridge magnets and any other personal photos or effects.
• Give every room a purpose – whether it’s a home office, a bedroom or a lounge.
• Add storage to really show off the space your property has.
• Attempt to create the feeling you have when you walk into a hotel. Make all the beds, with freshly washed neutral bedding, plump up cushions and display matching towels and accessories in the bathroom.
• Set the dining table, using matching mats and crockery will make it even more inviting.
• Add some fresh flowers and scented candles for finishing touches!
• Tidy your front garden and make sure the bins are out of sight.

If you are stuck on time or don’t have much of an extra budget, you can focus your staging efforts on only a few rooms – show off the high impact areas such as the living room, the kitchen and main bathroom.

A recent report revealed that staging your home can increase the value of your property by up to 10%, therefore, the cost and effort of staging is highly worth it!
