THE days of property sales being governed by the changing seasons are long gone.
No matter whether it’s spring, summer, autumn or winter, history shows buyers across Tayside are eager to press ahead with an acquisition.
So it makes no sense whatsoever for potential sellers to dither and delay.
Lynne Hill, manager at the Tayside Solicitors Property Centre in Dundee, says the autumn months have become one of the busiest periods in the calendar year.
The TSPC is the runaway market leader in terms of properties sold and with closing dates becoming more and more common, she points out that the timing could be right if you are among owners mulling over a move.
Lynne noted: “By the end of the third quarter the Centre and our member law firms had registered a total of 2485 homes for sale in Dundee, Angus and north Fife, across a wide price range. The total value of those properties came in at around £400 million.
“The market has been buoyant, as reflected by the return of closing dates prompted by serious interest in many homes from a number of interested parties.
“By the end of September the TSPC had noted a slippage of 11% year on year in the number of homes being placed on the market.
“This is part of a national trend and a modest percentage compared with many areas. But in general terms we are seeing many homes attracting interest and selling quickly.
“The vast majority of sellers in the Tayside region trust the TSPC and our member firms to handle the sale of properties ranging from city flats to rural family homes.
“That is nothing new, with the Whitehall Centre, the website and the free property guide providing an unrivalled shop window for homes for sale – more than all other local estate agents combined, in fact.
“In 2016 over 2700 properties were marketed successfully by sellers using the TSPC and the autumn months were very active.
“We anticipate current levels of demand will continue as we edge towards winter so for anyone contemplating a house sale now is the time to grasp the nettle.
