SUPPLY and demand is at the heart of any market.
And the Tayside property marketplace is no different from any other sector of the economy.
A glut of properties coming onto the market tends to dampen down prices secured by sellers, with buyers having options to assess before pitching an offer. In these circumstances, they aren’t encouraged to move go through the gears quickly.
But right now, across the region, the exact opposite is happening. Homes ranging from city centre flats to rural family properties are selling swiftly.
The Tayside Solicitors Property Centre, which handles four in every five house sales locally, continues to report strong demand from buyers, at a time when their stocks would benefit from being topped up.
Lynne Hill, manager at the Whitehall Crescent Centre in the heart of Dundee, noted: “Homes in all sectors of the local market have been moving quickly.
“The market has been very buoyant for months now and given the encouraging volume of sales member firms are reporting it is clearly what we would term a ‘seller’s market.’
“That means it is a very good time for a potential seller to grasp the nettle and introduce their property to the market via one of our members.
“There are never any guarantees of course when it comes to selling properties but with TSPC stock levels being relatively low, the prices currently being fetched are in the main good, particularly when homes are located in good school catchment areas.
“The weather always has an influence on property markets and we have enjoyed some lovely spring sunshine recently.
“That has helped put a bounce in everyone’s step and coming on the back of a mild winter it is another positive factor to weigh up with summer on the horizon.”
So the message from the TSPC is simple and straightforward: if you have been thinking of selling there are serious buyers out there - so the time is certainly right to get the For Sale boards up.
